Public Notice Proposed Project at 3001 N Hollywood Way Subject: Notice of Availability of a Draft Environmental Impact Report for The Avion Project Pursuant to Public Resources Code Sections 21091(a) and 21092(b) and California Environmental Quality Act (CEQA) Guidelines Section 15105 and 15087(a), notice is hereby given that a Draft Environmental Impact Report (“Draft EIR”) (SCH No. No. 2017061019) has been prepared for the proposed The Avion industrial/office project. The City of Burbank (City) is the Lead Agency and has prepared the Draft EIR to analyze environmental impacts of the proposed project. The Draft EIR is available for public review during the review/comment period, beginning on August 15, 2018, and ending on September 28, 2018. The proposed project is on a vacant 61-acres site located on the west side of N. Hollywood Way, south of N. San Fernando Blvd. The project consists of an office/industrial park on the entire site, which includes six, industrial/flex buildings totaling 1,014,887 square feet; nine, two-story office buildings totaling 142,250 square feet; two retail/restaurant buildings of approximately 15,475 square feet; and a six-story 166-room hotel of 101,230 square feet. The applicant also proposes a tentative map for the project site and condominium map for the office spaces. The applicant proposes to extend, improve and dedicate Tulare Avenue west of Hollywood Way. In addition, the applicant proposes to extend, improve and dedicate Kenwood Street south to the future Tulare Avenue. The project includes future City Council consideration of a General Plan Amendment, a Zoning Map Amendment, Planned Development (PD), Development Review, Development Agreement, and a Tentative Tract Map. Project features and mitigation measures are identified in the Draft EIR that would reduce most of the impacts of the proposed project to a less-than-significant level. However, some significant environmental effects would occur despite implementation of mitigation measures with respect to the following environmental topics: Air Quality and Transportation and Traffic. The purpose of this Notice is to inform local residents, institutions, agencies, and other interested parties about the availability of the Draft EIR during the public comment period beginning on August 15, 2018 and ending on September 28, 2017, at the locations provided below. Written comments on the Draft EIR must be submitted no later than Friday, September 28, 2018, to the City of Burbank Planning Division at the address below.
