October 11, 2018 NOTICE OF PUBLIC HEARING Case Type / Number: Second-floor Review 18-16 Applicant: Leo Chuang Property Owner: Raymond Tatevossian & Elsa Aghaian Project Address: 345 Blythe Road NOTICE IS HEREBY GIVEN that on Tuesday, October 23, 2018, the Planning Commission of the City of La Canada Flintridge will hold a public hearing to consider a request for Second-floor Review to allow construction of a new two-story residence and attached garage comprising approximately 7,020 square feet on a 28,000 square foot non-hillside lot. The existing single-story residence would be demolished in conjunction with project approval. A 326 square-foot detached pool house, exempt from Second-floor Review, is also included as part of the overall project. The hearing will be conducted in the Council Chambers on the lower level of City Hall, 1327 Foothill Boulevard. The Planning Commission convenes at 6:00 p.m. The order of items on the agenda will be determined the week prior to the hearing. Copies of all relevant documents are on file for review during business hours at City Hall. All interested persons will be given the opportunity to speak at the public hearing. Staff has determined that the proposed Second-floor Review is Categorically Exempt from the California Environmental Quality Act (CEQA), under Section 15303 (New Construction or Conversion of Small Structures) and the demolition of the existing residence is exempt under Section 15301 (Existing Facilities) of the CEQA Guidelines. The project site is not located on any lists enumerated under Section 65962.5 of the Government Code including, but not limited to lists of hazardous waste facilities, land designated as hazardous waste property, and hazardous waste disposal sites. If you challenge the Second-floor Review or the environmental determination in court, you may be limited to raising only those issues raised at the public hearing described in this notice, or in correspondence delivered to the Planning Commission at, or prior to, the public hearing.
