Legal Notices: January 12, 2018 NOTICE OF PUBLIC HEARING Case Numbers: Lot Line Adjustment 17-01 Variance 17-04 Applicant: PDS Studio Inc. Property Owners: Alta Canyon LLC Addresses: 1035 Fairview Drive (APN 5812-026-002) & APNs 5812-026-003, 5812-026-004 (vacant lots) NOTICE IS HEREBY GIVEN that on Tuesday, January 23, 2018, the Planning Commission of the City of La Caada Flintridge will hold a public hearing to consider an application for a Lot Line Adjustment to allow reconfiguration of four (4) lot lines common to a 3-lot cluster under common ownership. The Variance would allow the frontage/width of two of the lots, both vacant, to be adjusted. Specifically, the frontage of Parcel C would be reduced from 72.55 feet to 63.50 feet, below the 70-foot requirement for properties within the R-1-10,000 zone. The frontage/width of a second lot, Parcel B, would be increased from 57.44 feet to 63.50 feet. Although brought closer into compliance with code, this 2nd lot is also subject to the Variance since its frontage/width would remain below 70 feet. The hearing will be conducted in the Council Chambers on the first floor of City Hall, 1327 Foothill Boulevard. The Planning Commission convenes at 6:00 p.m. The order of items on the agenda will be determined the week prior to the meeting. All interested persons will be given the opportunity to speak at the public hearing. All application materials are available for review during regular business hours at 1327 Foothill Boulevard. Staff has determined that the project is Categorically Exempt from the California Environmental Quality Act, under Section 2.5(e)(1)(minor lot line adjustments, yard and setback variances not resulting in the creation of any new parcel) of the City of La Caada Flintridge Guidelines for the Implementation of CEQA. If you challenge the Lot Line Adjustment, Variance and/or environmental determination action(s) in court, you may be limited to raising only those issues raised at the public hearing described in this notice, or in correspondence delivered to the Planning Commission at, or prior to, the public hearing.
