CITY OF BURBANK NOTICE OF INTENT TO ADOPT A NEGATIVE DECLARATION Notice is hereby given that the City of Burbank has completed an Initial Study and Negative Declaration for the following project in accordance with the California Environmental Quality Act (CEQA): Project Title: Demolition of an existing Retail Building to construct a Medical Office Building Project Number: Development Review Project No. 18-0000949 Project Location: 921 W. Olive Avenue, Burbank, CA 91506 Assessor’s Parcel Number (APN): 2446-026-020 Project Applicant: Sako Sarkissian (213) 800-5164; info@watchhillprop.com General Plan & Zoning Designations: The Project site is located in C-2, Commercial Limited Business Zone, and the General Plan designation for the site is Corridor Commercial. The Project site is a 5,000 square foot lot located in a highly urbanized area of the City that is characterized by a mixture of commercial uses including general business and retail uses, and multi-family dwellings. Currently, the project site is developed with a two-story retail structure and a paved parking lot. Project Description: The proposed Project is a request to demolish an existing 2,336 square foot two-story retail building in order to construct a new 1,653 square foot medical office building. The project also proposes a new parking lot and landscaping. A Development Review Application is required for the proposed project. The complete project description is provided in the Initial Study. Public Comment Period: The City of Burbank requests your written comments on the Negative Declaration during the 20-day review period, which begins on Wednesday, November 7, 2018 and ends on Monday, November 26, 2018. All comments must be received no later than 5:00 PM on the last day of the comment period.
